The constraint is not the work, it is trading through it: dust, noise, access, and staff and customers who still need to use the building. We renovate commercial spaces across the GTA — phased so you can stay open, or fast-tracked if closing is the better math.

We plan the phasing before we plan the build

On an occupied renovation the sequence is the project. We map which areas close when, how your people and customers move, and where the hoarding goes — before anyone prices a wall.

Honest about surprises

Old buildings hide things. We investigate what we reasonably can, write down every assumption, and when a wall opens onto a surprise you get a photo, an explanation and a priced option the same week.

Self-performed where it counts

Because we carry our own crews for framing, finishing, millwork and — when a job needs it — concrete, we can compress a phase or work an odd shift without waiting on somebody else’s calendar.

How it runs

From first walk-through to keys

Same sequence every time, so you always know what happens next.

  1. Step 01

    Survey what exists

    We measure the space, open up where it is safe to, review any drawings you have, and confirm what the mechanical and electrical can actually carry. Renovation pricing without investigation is fiction.

  2. Step 02

    Build the phasing plan with you

    Which areas close, in what order, for how long, and what stays operating. We price staying open against closing so you can make that call with real numbers rather than instinct.

  3. Step 03

    Permits and, where required, Code upgrades

    Renovation work sometimes triggers requirements the existing space has been living without — barrier-free, fire separation, ventilation. We identify those early rather than letting an inspector find them halfway through.

  4. Step 04

    Work the phases

    Hoarding up, dust controlled, work done, area returned clean, hoarding moved. Each phase closes out properly before the next one opens, so you are never living with three half-finished areas.

  5. Step 05

    Close out and hand back

    Final inspections, deficiencies closed, as-builts updated to reflect what is actually in the walls now, and warranty documentation. Your next renovation will be easier because of it.

Can we stay open during the renovation?

Usually, with phasing, hoarding and off-hours work — it is a large part of what we do. It costs more per square foot and takes longer on the calendar than an empty space, because every phase means setting up and breaking down protection. We price both options and tell you which one we would choose if it were our business.

How do you handle the mess and the noise?

Sealed hoarding rather than plastic sheeting, negative air with HEPA filtration where dust must not travel, daily cleanup, and the genuinely loud work scheduled for after hours. In clinical and food environments the controls are tighter and we plan them into the schedule from the start rather than reacting to a complaint.

What if you find something unexpected behind a wall?

You get told immediately, with photos, an explanation of what it means and a priced option — not a line item discovered at final invoicing. We investigate what we reasonably can before pricing and we state our assumptions in writing, so when a surprise does show up you can see exactly why it was not in the original number.

Will the renovation trigger accessibility or Code upgrades?

Sometimes, and it depends on the scope and the value of the work. Substantial renovations can bring barrier-free, fire-separation or ventilation requirements into play that the existing space has been grandfathered out of. We raise this in the first conversation, because finding it mid-project is how a budget breaks.

Do you do renovations for landlords and property managers?

Yes — unit turnovers, make-goods, common areas, washroom upgrades and base-building work are steady work for us. Landlords tend to care most about schedule certainty and clean handover between tenants, which suits how we run jobs.
