A gym punishes its building. Dropped weights, treadmill vibration, wet change rooms and a room full of people breathing hard all land on a structure and a ventilation system that were probably designed for storage or retail. We build gyms, studios and fitness clubs across Ontario — with the floor, the air and the sound sorted out before the first rack arrives.

Every one of these has cost an owner somewhere a delayed opening. We plan for them before the first wall goes up.

Floors that take the load and the impact

Free weights on a suspended slab is a structural question before it is a flooring question. We check the floor’s capacity and how it behaves under a loaded platform before you commit to a layout, and we build the platforms and rubber system on top of that answer. On grade it is simpler, but the base still has to be genuinely flat, because every rack and every mirror shows you when it is not.

Ventilation sized for people, not square feet

Occupancy in a gym at 6pm is several times what a base-building system was designed for. Undersized ventilation shows up as humidity, condensation running down the glass, equipment corrosion and the smell members quietly cancel over. We size fresh air and exhaust against real peak occupancy and give change rooms and studio rooms their own dedicated exhaust.

Sound, vibration and the neighbour who calls the landlord

The complaint is never about volume — it is about low frequency and the thud that travels through the structure. Isolated lifting platforms, resilient underlayment, decoupled or double-stud walls on the shared line, isolation on the mechanical equipment, and speakers placed off the structure all reduce transmission. We design the neighbour’s side of the wall as part of the job, and we are honest that isolation reduces sound transmission — it does not eliminate it.

Change rooms, showers and all that water

Sloped and drained wet-area floors, proper waterproofing rather than tile on board and hope, hot water sized for a shift change and not for a trickle, and enough exhaust that the room dries between rushes. Add lockers, benches, and at least one barrier-free change and shower arrangement. Change rooms are where a cheap build shows first and worst.

Anything anchored to structure

Rigging points, heavy bags, rope anchors, wall-mounted racks, pull-up structures and big mirrors all need real backing — into structure or into blocking we installed while the wall was open, never into drywall and optimism. We ask for your equipment layout before we frame so the blocking goes in the first time.

Studio rooms that hold their own atmosphere

A spin or HIIT room is a small building inside your building: its own ventilation so it does not cook, its own lighting scene, AV that is properly rated for the volume, and sound isolation in both directions so a class does not bleed onto the floor and the floor does not bleed into a yoga class. Built as an afterthought, it becomes the room nobody books.

  1. Step 01

    Start with the equipment plan and the peak headcount

    Where the platforms, racks, cardio and studios go, and how many people are in the building at the busiest hour. That sets the structural questions, the ventilation sizing and the electrical load before anything else gets drawn.

  2. Step 02

    Answer the structural and acoustic questions early

    Floor capacity where the heavy work will happen, and what is above, below and beside you. We would rather move the free-weight area twenty feet on paper than fight a noise complaint for a year after opening.

  3. Step 03

    Permits, mechanical design and long-lead equipment

    Building permit, mechanical design against real occupancy, and coordination with your flooring and equipment suppliers. Rubber flooring, custom rigs and studio AV all have lead times that outrun the framing.

  4. Step 04

    Rough-in, blocking and isolation details

    Framing with every anchor point blocked, decoupled assemblies on shared walls, plumbing and drainage for change rooms and showers, ventilation and exhaust, then power and data for equipment and AV — inspected before anything closes.

  5. Step 05

    Floors, finishes, equipment, open

    Waterproofing and wet-area finishes, then the floor system, then mirrors, millwork and lighting. Your equipment installer works to a finished, level floor, and we hand over with the platforms, anchors and mechanical commissioning documented.

The questions owners in this sector actually ask us. Answered straight, including the ones where the answer is “it depends”.

How long does a gym build-out take?

A studio in an existing unit can be a fairly quick fit-out; a full club with change rooms, showers and multiple studios is a multi-month build because of the plumbing, the mechanical work and the sheer area of specialty flooring. Permits and mechanical design add weeks in front. The flooring and equipment delivery dates usually set the last month of the schedule, so we lock those early.

What drives the cost of a fitness build-out?

Mechanical is normally the biggest line — ventilation sized for real occupancy is not cheap and cannot be value-engineered away without consequences. Then change rooms and showers, specialty flooring, acoustic isolation on shared walls, and the electrical service. Structural reinforcement, if the slab needs it, is the item most likely to surprise a first-time owner.

Can you stop the noise reaching the unit next door?

We can reduce it substantially with isolated platforms, resilient underlayment, decoupled wall assemblies and mechanical isolation, and that is usually the difference between a workable neighbour relationship and a lease problem. We will not promise silence — low-frequency impact through a shared structure is the hardest sound problem in construction. What we will do is tell you what is achievable in your specific building before you sign.

Can I put a free-weight area on the second floor?

Sometimes, and the answer comes from the building’s structure, not from a preference. It needs a review of the floor’s capacity and how it deflects, and the mitigation is a combination of where you place the platforms and how they are isolated. We would rather have that answered in week one than discover it when the first deadlift lands.

Do you build the change rooms and showers too?

Yes — plumbing, waterproofing, tile and wet-area finishes, lockers, benches and barrier-free fixtures are part of the fit-out. They are also where we spend the most time on details, because failed waterproofing in a shower is the most expensive callback in this sector and it always arrives after the warranty conversation has gone quiet.

We are converting a warehouse unit. Is that a good idea?

Industrial units make good gyms — the height, the clear span and the slab are usually in your favour. The work is in bringing in ventilation, washrooms and change rooms, the electrical capacity and often an accessible entrance, plus confirming the zoning and the change-of-use permit. We walk the unit and give you the list before you commit to the lease.
