Same sequence every time, so you always know what happens next.

Scope and budget
We take your drawings or your intent and produce a real budget with the assumptions written down, plus the constructability issues we can see from the outset.
- Step 02
Buy out the trades
Tender, review and award, with scope gaps closed at the buy-out table rather than discovered on site. Cheapest is not selected by default; the trades we use have to be able to hold a date.
- Step 03
Mobilise
Permits in hand, site set up, safety program in place, hoarding and protection installed, long-lead items released and tracked.
- Step 04
Build and report
Daily supervision, weekly reporting, inspections booked ahead of the work being ready rather than after, and changes priced before anyone picks up a tool.
- Step 05
Commission and hand over
Systems commissioned and demonstrated, deficiencies closed, documentation handed over, and a warranty period where we still answer the phone.

What is the difference between hiring you as GC and as design-build?
As a GC we build someone else’s drawings — you or your architect own the design and we own the construction. In design-build, the drawings, permits and construction all sit with us on one contract, which removes the seam where design intent meets buildable reality. GC suits clients with an architect they trust; design-build suits clients who want one accountable party from concept to keys.
How do you charge — fixed price or cost-plus?
Most of our commercial work is fixed price against a defined scope, because tenants and landlords need budget certainty. Cost-plus with an agreed fee makes sense on renovations where the unknowns are genuinely large, and on those we set a target price and open the books. We will tell you which structure fits your project rather than defaulting to the one that suits us.
How are changes handled?
Priced and approved in writing before the work happens. Every change order shows the cost, the schedule impact and why it came up — a landlord requirement, an inspector’s comment, a hidden condition, or a decision you have chosen to make. If a change is our error, we say so and we absorb it.
Are you licensed, insured and WSIB covered?
Yes. We carry commercial general liability insurance and WSIB coverage, and we will provide certificates and a clearance certificate on request — most landlords and property managers ask for them before site access anyway. Ask any contractor for both before they start; a contractor who hesitates is telling you something.
How big a project do you take on?
Our sweet spot is commercial fit-outs and renovations from small single units up to full-floor and multi-unit projects. We would rather turn down a job that does not fit than take it and stretch a crew across two sites badly. If your project is outside what we can do well, we will say so on the first call.
